Island Faqs
The "island sanctuary" or Phase One of our community on Isla Chira on the Bay of Nicoya is totally unique... there is absolutely nothing like it anywhere in Costa Rica.
Aside from the many pictures and videos which may be viewed... and the undeniable beauty which exists on the island... the are always more
questions which arise BECAUSE these properties are on an island.
So... here we go:
"Are the properties on Isla Chira titled?"... No, because all the properties located on an island owned by Costa Rica are either concession (a lease by the municipality) or "pre concession" (in the process of becoming concession). In the case of Chira, the plan
regulator (Stateside, we would call it a "zoning") or the process of surveying and laying out how the various commercial, residential and tourist zones would be established. These are complete and have been submitted and now a short time remains before an official concession can be issued.
In the interim, land on the island, and indeed, improbably 95% of other island OR Costa Rican beach property is purchased and sold on private contracts. Legally, in order to establish ownership, the contract must be registered with the municipality and taxes must be paid to establish a legal form of ownership. Most Costa Rican will prefer NOT to have concession rather that private ownership because taxes are more expensive.
We have also been working closely with the municipality of Puntarenas which administers the Island of Chira. They have been extremely supportive of our efforts and have let it be known that they will do everything in their power tu help us bring jobs and tourism to the island. We are the first that they have ever worked with and are pleased to have established such a relationship.
"How do you get to the island and how long does it take?"... There are scheduled ferries from Puntarenas and Costa Pajaros ranging from one to three times daily. We also now have a boat which will be always be available with a little advance notice. There are also fishermen who will be happy to take you back and forth.
"are there reliable utilities on the island?"... Actually electric, water and telephone service is generally more reliable and dependable on the island that most places on mainland. even a new microwave tower for cell pohne transmission has been erected in the past five years. All are newer including internet service.
"What about medical service?"... There is a medical clinic on the island. And, in an emergency, there is airlift or helicopter service from the mainland... it is already established.
"Are there restaurants and stores?"... Yes, not a huge number but about what you would expect for a population of 3000. It is advisable if you have a home on the island to ensure that you bring provisions for your stay and know in advance what is available. Stores are smaller than on the mainland and selections are limited. Staples are available. Restaurants are smaller but food is good.
"Are there cars and transportation available to get around?"... Yes. There are probably around 100-125 cars on the island and there are several available for hire. There are also bicycles and horses for rent. We have a car of our own which will be available as well.
"What is there to do?"... Well, short of kicking back and enjoying the scenery and taking advantage of the island... here are a few thing that we suggest: horseback
riding or bicycle (very soon we will have ATVs and scooters available also), fishing (use one of the local fisherman as a guide, fishing in the bay is phenomenal and doesn't get any better)... exploring surrounding islands... there are ten separate beaches on the island, each is different from the other... there is a huge amount of wildlife available (bring binoculars!)... there is still a huge amount of unexplored area on the island included an abandoned fortress from over a century ago... the mainland is only a short distance away - just make sure that you cover you comings and goings with us or a local... the sodas and restaurants do not have a tremendous variety but hey, the fish is phenomenal and sitting and watching the manta rays is a rare treat.
"Tell me about pricing"... Phase 1 is a total of 5 acres and each purchaser
receives 500 sq. meters plus an additional participation in the total land... there are 12 properties total. Each property is priced at $28,000. There are three separate models of homes available... prices start at (with lot and
bungalow) $60,000 and top out at $65,000. All homes are turnkey (not including furniture though) and ready to go. The homes are made primarily out of teak or local hardwoods almost exclusively... to duplicate the homes on the mainland would cost almost 50% more (cost only).
"Is financing available?"... Yes, financing is available for the land itself. Terms are $5000 down and the balance fully amortized over a 10 year period at 6%. Homes and property are available for financing with $25,000 down and the balance also amortized over a 10 year period at 6%.
"Can I keep a boat or car on the island while I am away?"... Yes, we have arrangements with caretakers and people that are totally trustworthy to watch over your property while you are away.
"Will the community be secure?"... There will be people employed to watch the homes virtually 24/7. People will also be available to ensure that routine maintenance is done on the homes and properties. The island itself experiences virtually no crime of any kind.
"These properties are REALLY cheap. Why?"... Well, a couple of reasons: we think that
because there has been little interest obviously that contributes to a supply/demand imbalance. We think that that will change very quickly. The homes are also able to be built for less money becasue hardwoods on the island cost about 10% of what they cost on the mainland (a good example: a mature teak log on the Costa Rican mainland costs around $400... on the island only $35) Labor is also less. So... you have less cost all around and we are passing it on to the buyers. We really believe that the costs are equate to an equivalent cost of at least twice on the mainland... and with the views... well, let's just say that we think they can't be equaled... but seeing is believing.
"What if I want to rent out my bungalow?"... No problem., we can either do it for you or you can do it yourself. Our fees are very reasonable and the locals can use the work.
"Is there any night life at all on the island?"... There a few bars which are probably open later but for all practical purposes, no. If you are seeking an active night life, then Chira is not for you.
"If I am on top of a mountain, how will I get around?"... Well, rather than sit and wait for a ride OR an ATV or horse to show up we have decided that the following choices will be provided for each purchase for land and home: an older 4 x 4 vehicle (such as a Land Rover) or and older ATV... or a motorbike or scooter. All will be provided at the time of your first visit after building completion... details will be given at a later time... but suffice is to say that we have "all bases covered" including maintenance. Kind of hard to believe?... probably, but we want to ensure that all details are covered.
"Why are we so impressed with Isla Chira?"... In Summary: the views, surroundings, the absolutely unequalled beauty of the island... the people, their simplicity and the fact that life on the island has been almost untouched by the outside... there are virtually no cars and all of the inhabitants are supported by either fishing or agriculture (for the most part). The island is a throwback to the way Costa Rica used to be... it is unspoiled, pristine and totally untouched by traffic jams, pollution, crime, and nearly all modern day's problems. It is escape and it is a haven from the outside world which has oftentimes gotten to be "too much". It is a return to a simpler life that many of us long for. |
